Bengaluru continued to set pace for India’s office markets in H1 2026, with gross absorption reaching 13.1 mn sq. ft, a robust 26% YoY increase. GCCs remained the primary demand driver, contributing approximately 65% (around 8.5 mn sq. ft.) of total leasing with tech occupiers accounting for 53% of GCC transactions, followed by BFSI firms at 29%. Further, occupiers continued to prioritise high-quality, ESG-compliant Grade-A offices, while demand for flexible and managed workspaces remained strong as portfolio strategies evolved.
