What are the similarities Between Thu Thiem and Pudong?

Thu Thiem in Ho Chi Minh City (HCMC), Viet Nam, is a new urban area in the city and is set to become a regional financial, commercial, and residential hub. When completed, Thu Thiem could turn HCMC into a modern megacity, comparable to Hong Kong or Bangkok. Often, it is likened to Pudong in Shanghai, which has transformed from shipyards and farms in the 1990s to a regional hub.

Thu Thiem NUA spans 657 hectares and is just across the Saigon River from the historical CBD in District 1. Thu Thiem NUA holds significant future potential and will help the city to expand because it has available land banks, unlike the existing CBD. The Government is prioritising and speeding up the completion of significant infrastructure in Thu Thiem.

If Thu Thiem follows a similar trajectory to Pudong, residential and commercial properties are likely to see notable capital gains. Currently, apartments in Pudong sell for 43% more than apartments in the historical CBD of Puxi. In 2022, office rent in Pudong had notably surpassed that of Puxi. Rent was US$128/sq ft NLA compared to US$106/sq ft NLA in Puxi.

Infrastructure development in Thu Thiem is a priority. Existing and future projects will connect Thu Thiem to the rest of the city. Existing projects include Thu Thiem Bridge 1, Thu Thiem Bridge 2 and Thu Thiem Tunnel. Thu Thiem 3 and 4 bridges are future projects and will connect to Phu My Hung. There is also a planned pedestrian bridge that will connect District 1 and Thu Thiem.

In Thu Thiem NUA, there are 176 land lots across 657 hectares, which are forecast to deliver 3.2 million m2 of residential space and 3.4 million m2 of commercial space. It is forecast that Thu Thiem will be home to 363,000 residents and the headquarters of leading Vietnamese and international companies. It will be a vibrant community with residential areas, offices, shopping centres, serviced apartments, high-end hotels, and an array of entertainment options. Real estate prices in Thu Thiem are set to rise, and growth and value will outrank established central districts of Ho Chi Minh City.

 Thu Thiem is well on its way to achieving its goal and has attracted notable foreign investment since 2015.
