From caution to commitment
This year, prime central London is having a challenging time, but at least we have now gained a semblance of certainty. Prime Minister Andy Burnham has ruled out a land value tax until at least the next election. This should motivate some buyers to push forward with their plans rather than remain on hold.
There are now opportunities and it feels as though we may be near the bottom. Price cutting remains a feature of the market as many vendors have reached an acceptance of current values, and prime central London is a buyer’s market. Offering excellent value, the price-sensitive domestic market is being driven by lifestyle moves as families move up and down the market, committed to remaining in the city. Constrained supply is also driving competition for properties that rarely come to market.
Activity amongst motivated buyers is apparent by the fact we’ve just seen a significant improvement in sales of £5 million and above. Hampstead has seen an uptick to join Kensington and Chelsea as the most active locations of the £5 million-plus market.
For tech entrepreneurs and international families buying or renting in the capital, the charm of its lifestyle remains – and it seems reports of a non-dom exodus were greatly exaggerated – or at least, the flow doesn’t seem as significant as it was a year ago.
