Demand for homes in the Cotswolds has remained remarkably resilient over the past five years. While the pace of house price growth has moderated, the region continues to command a significant premium over neighbouring markets, supported by its lifestyle appeal, limited housing supply, and enduring demand from affluent family buyers.
Savills Research has analysed house prices, new build delivery, buyer demographics, and future housing supply to understand what is driving today's market and where opportunities are emerging for buyers and investors.
Lifestyle continues to drive values
The Cotswolds remains one of Britain's most desirable places to live.

Average house prices are now around 31% higher than the average across Oxfordshire and Gloucestershire, reflecting sustained demand for its countryside, market towns, and heritage villages. Since 2020, values within the Cotswold district have risen by approximately 32%, outperforming neighbouring counties despite a more balanced market in recent years.
Demand is outstripping supply
One of the biggest factors supporting values is the lack of new housing.
Only 184 new homes were completed across the Cotswold district in the year to March 2025, meeting just 18% of identified annual housing need. Planning constraints, conservation areas and the protected landscape continue to restrict development across much of the region, helping underpin long-term demand for high-quality new homes.
Family homes remain the most sought after
Savills Research shows today's new build buyers are typically younger, more affluent, and more likely to be families than existing residents.
Larger homes continue to see the strongest demand, with five-bedroom houses selling around 36% faster than two-bedroom flats, reflecting changing buyer priorities around space, home working, and lifestyle.
The North Cotswolds continues to attract premium buyers
The North Cotswolds remains one of the region's highest-value markets.
Areas including Moreton-in-Marsh, Bourton-on-the-Water and Chipping Campden continue to attract buyers seeking character-rich villages and larger family homes. New build properties achieve an average premium of 21% over second-hand homes, with particularly strong demand for four and five-bedroom houses.
Looking ahead
Although almost 5,000 homes are currently within the planning pipeline, the majority remain at pre-planning stage, meaning new supply is likely to remain constrained for some time.
For buyers looking to secure a contemporary home in one of the country's most desirable rural locations, opportunities remain limited.
