HCMC OVERVIEW

HCMC's Q2 property market remained broadly stable, with notable movements across the main sectors. 

Office and retail continued to record high occupancy, supported by limited new supply and steady leasing demand. Occupiers are increasingly favouring newer, higher-quality buildings with green certifications. 

Hotels continued to improve, supported by international visitors, corporate demand and MICE activity, with ARR up 20% YoY. 

Residential supply is gradually returning, yet high prices and borrowing costs keep buyers cautious.

HA NOI OVERVIEW

In Q2/2026, Ha Noi's real estate market continued to benefit from transport infrastructure investment and the city's urban expansion strategy under the Ha Noi Master Plan. 

Office and Retail: 

  • Retail growth was supported by luxury spending, with Starlake emerging as a new retail destination. 
  • Increasing Grade A office supply is intensifying competition, placing greater emphasis on building quality, ESG standards and tenant experience. 

Hospitality: Tourism growth continued to support accommodation demand. Upcoming supply is expected to increase competition across the market. 

Residential: 

  • Apartments: Affordability remains a constraint, resulting in more cautious buyer behaviour despite continued housing demand. 
  • Villas and Townhouses: Infrastructure investment and urban planning are supporting residential expansion in suburban areas.
