Savills Appointed as Sole Agent for the Sale of En-bloc Residential-Commercial Building in Sham Shui Po

International real estate firm Savills has been appointed as the sole agent for the sale of No. 15 Un Chau Street, Kowloon ("The Property"). The Property has a gross area of approximately 4,443 square feet. It is offered for sale on an “as-is” basis with existing tenancies.

The Property is a four-storey composite residential-commercial building comprising a ground-floor shop and cockloft, together with residential units on the first to third floors. The ground-floor shop and cockloft have a combined gross floor area of approximately 1,424 sq ft, while the residential portion has a saleable area of approximately 832 to 867 sq ft per floor. The floor-to-floor height of each residential level is approximately 3.1 metres*, providing ample space. The building also features an independent staircase and a rooftop.

The Property enjoys a prime location in the heart of Sham Shui Po, situated at the junction of Un Chau Street and Nam Cheong Street. The surrounding neighbourhood is well served by a full range of amenities and vibrant commercial activity. The Property is only about a 3- to 5-minute walk from Sham Shui Po MTR Station or Shek Kip Mei MTR Station, offering excellent transport connectivity and quick access to major commercial and retail districts across Kowloon.

The ground-floor shop currently generates stable rental income, providing immediate cash flow for the purchaser. Meanwhile, the residential units on the first to third floors have the potential to be converted into student accommodation or labour quarters. Amid persistently strong market demand for student housing, the overall rental income is expected to increase substantially. Upon completion of the conversion, the Property is expected to offer investors stable returns with long-term growth potential.”
