Mr. Pham Anh Tuan shares his story as a Property Manager

Why do you choose Savills? How long have you been working there?

“I was already working in property management. My friends and colleagues had told me a lot of Savills, which I knew had been operating for a long time in Vietnam. Also curious about how Westerners manage a building here, I inspected one to be impressed by the management team’s agility and thoughtfulness. I then discovered that building was managed by Savills. I became interested in the opportunities an international working environment offers. However, I did not have a reason to change my job.

However, shortly after I saw a Savills Hanoi Property Manager recruitment posting on their website. Without any hesitation, I submitted my CV. After 3 interviews I started my Savills journey with the Belleville project. I have now been managing The Emerald Project for 4 years.”

What are the advantages; or any difficulties you encounter at work?

”Property management can be very challenging. However, compared to other management disciplines it is also very appealing.

The best part is being able to count on timely support from the Property Management Department in Head Office. Moreover, I have developed many great relationships with residents and customers. I’ve also increased my knowledge about property laws, especially those related to management. Being recognized and supported by residents helps me do my job quickly and effectively. During the Covid-19 outbreak, The Emerald Management Board and I were touched to receive masks, splash-proof hats and hand sanitizer from residents.

For me each project has its own characteristics and key considerations. An in-depth understanding about building features is essential, especially when starting work at a new project. Keeping customer satisfaction high by the service level we provide is extremely important but can be challenging. A Property Manager needs to quickly, and satisfactorily resolve any resident problem during, and outside office hours" 

Does your study major help you at work?

“I graduated from Hanoi University of Foreign Languages with an English degree.  I had considered becoming an interpreter, but instead decided to enter the Real Estate industry. My  level of English certainly helps when dealing with foreign residents and tenants.

After 3 years working, and wanting a higher position, I took a bachelor’s degree in Foreign Economic Relations at the Foreign Trade University, followed by a Masters of International Business Administration at Griggs University - Andrews University (USA). What I learned certainly helps me at work and gives me the confidence to provide management initiatives too. My industry knowledge was expanded to market research, consultancy, renting and leasing, and of course, property management."

Do you have any advice for young staff who want to become a Property Manager?

“Firstly, gain a thorough view about the industry. Property management is a process which requires deep understanding of technical infrastructure systems such as elevators, electricity, water, lighting; to services such as security, sanitation, even trees and garden care. The focus is making sure residents have a comfortable and convenient life.

A Property Management Director needs to understand these systems to successfully handle any situations that arise. The position is not suitable for young people or a new graduate. They ideally need to start in entry level positions such as receptionists, customer care or engineers to gain experience,  perfecting skills while gaining a full understanding before challenging themselves as a Property Manager. Getting a Ministry of Construction issued Building Management Certificate is a great asset, and start, for anyone wanting to work in this industry.”
