Effective Apartment Management under Covid-19

Hanoi apartment projects managed by Savills have all implemented early prevention and control activities. So far we have provided residents over 3,000 free masks free, regularly disinfect public areas and take temperatures of anyone entering or leaving.

For over 4 months, Savills Real Estate Management has continuously updated Apartment Management Boards with clear guidelines on how to prevent infection and contain any chance of an outbreak.

Mr. Pham Anh Tuan, Property Manager of The Emerald Apartment (Nam Tu Liem, Hanoi) advised: “We are in close collaboration with the Authorities and Savills Property Management Department for specific guidance covering any level of infection.

Immediately essential was maximizing the placement of hand sanitizers and signs reminding residents to wash hands thoroughly and often, and to avoid any hands-to-face contact. We regularly disinfect all public areas and have highly visible reminders to always wear face masks: no one can enter or exit the building without one. We also immediately suspended any maintenance, unless critical; and moved to minimize the people entering or exiting whilst taking temperatures of each. Any above 37oC are immediately reported and have to wait outside the building for the Authorities. We are working hard to ensure the reasons for implementation are clearly understood by our tenants and wherever possible, standardized to share any positive learnings with Savills and the Authorities.

Complementing pandemic containment activities and adding a layer of convenience to resident life is Property Cube - Savills latest proprietary Building Management Application software.

Instead of posting translated warnings and updating lists of isolated residents on bulletin boards and via the building public address system, the Property Cube app enables Management to instantly deliver updates to all residents via their smart phones, rather than have them gather around a public warning sign posted in, for example, a lift lobby.

The Property Cube messaging function means Savills project management are able to respond immediately and directly to any concerned resident with questions about the disease; how the building is handling containment measures, or reporting any resident ignoring them– especially those not wearing masks.

A new Property Cube function, Covid-19 was recently released. Residents may now immediately access official websites for the latest government released updates. The application also has the official Health Declaration function for residents to regularly update.

Resident service charges, electricity, water bills, etc., are now easily payable via Property Cube too. Apart from its easy convenience Property Cube also supports social distancing and helps prevent any chance of contamination from close contact.

Property Cube, released in February 2020, is the 2.0 version of the Savills Property Management Services (SPMS) App. Updates include building facility reservations, maintenance scheduling; household bill payments, events and activity updates; any resident required information and forms; and instant messaging to building management.
