Property Sales Consultant - Million USD Challenge

You probably do not think of property sales consultants as the most cheerful employees. However, as it turns out, they are. They are included within three of the happiest careers in America, according to Careerbliss.com. In Vietnam, this job is considered as an attractive position for the young generation, although this career path is not always easy.

CareerBliss compiled a list of the 10 happiest jobs based on analysis of more than 65,000 employee-generated reviews. Employees were asked to evaluate the ten factors that affect workplace happiness. Those include one’s relationship with the boss and co-workers, work environment, job resources, compensation, growth opportunities, company culture, company reputation, daily tasks, and control over the work undertaken on a daily basis.

We spoke to Romain, Sales Manager at Savills International Residential Sales.

According to Romain, a sales consultant is an occupation that requires you to consult and respond to all clients, regardless of the investment size. Providing a strong analysis on the economic and real estate situation in Vietnam and the region, evaluate the strategy of the client, ensure the best rental yield and capital growth are all day to day tasks.

Romain stated, “It is assumed that becoming a great sales agent is difficult, especially for someone without experience. However, it really depends on your motivation to achieve your goals and the trust you have in a specific area or project. Clients can feel once you are confident about a project, and as a result will value your opinion in their decision making process. It is important to have a long-term vision rather than a short term as it will benefit existing and future clients, helping to maximize your income as an agent.”

Romain is an agent who has experienced great market success. He has recent completed a deal worth $2.8million USD for a penthouse in Serenity in District 3, HCMC.

With more than 8 years of working experience in Switzerland, Romain came to Vietnam in 2012 as a tourist. He has always wanted to live in Asia and wished to undertake a new career challenge after becoming well established in Switzerland. Once the market opened to foreigners in July 2015, he witnessed the huge potential of Vietnamese real market and decided to move here. The potential of Vietnam real-estate is also a driver that took Romain and other foreiners choose to pursue the career in Vietnam property market. The amendments of 2015 Housing Law allowing foreiners to buy properties in Vietnam and the stable development of the economy (GDP growth achieved 7.4% in Q1/2018) has been positive signs that reassure the confidence of investors.

Supply and demand in high-end property segmentation

According to Savills International Residential Sales, property transaction volume in Vietnam has increased significantly from 2015. This is also a good news for the real estate market as there are more properties with good construction quality, developer reputation and a transparent housing law. According to Romain, these are all positive signs that the Vietnam market is primed for transactions above 1 million USD., Romain shared that the requirements for high-end properties were different as it was for general housing products. Details such as design and layout of the apartment was important, as was the exclusivity of the project and immediate access to the city center.
